The neighbourhood is divided into 4 sub-communities numbered from 1 to 4. Clusters are a mixed development of villas and apartment buildings. Foreigners can only buy housing in Clusters 1 and 4. So, let's have a closer look at them in more detail.
Al Wasran 1 is a block with its own lake. There is a unique collection of villas and a large selection of residences, and the commercial sector includes office space that can be bought or rented.
Al Wasran 4 is a sought-after residential area with a wide range of houses. It is a rapidly developing district with green spaces and public recreational spots.
The community stands out among others for its state-of-the-art social infrastructure. There are shopping malls, gyms and fine restaurants here. There are also hospitals, medical clinics, schools and kindergartens nearby making this neighbourhood perfect for families to live in.
Locals can use Sheikh Mohammed bin Zayed Road (E311) and Ras Al Khor Road (E44) to travel to one of the other districts. Moreover, there are public transport stops in the community.
Shopping: shopping malls, supermarkets and malls in Al Warsan
The district offers locals to visit several supermarkets and numerous small grocery stores. Most of them are located in Cluster 3. Here are some supermarkets in Al Warsan:
- Ahmed Amin;
- Warsan Al Madina;
- Shalal Al Madina.
There is no shopping mall in Al Warsan, but residents can easily drive to the nearest one in 5-15 minutes:
- Festival City Mall;
- Marhaba Mall;
- Dragon Mall;
- Mirdif City Centre.
Dubai Mall and Mall of the Emirates, the city's most popular shopping malls, are located 25-30 minutes away by car.
Restaurants, cafes and bars
There are few restaurants in Al Warsan, but residents have a variety of such public spaces nearby, for example, International City known as a gourmet paradise. There are many establishments here, such as Roti Boti serving Indian food, As'salam offering dishes from different world cuisines like Russian and Ferry with an extensive Asian menu and many others.
Transport and parking spaces in Al Warsan
Public transport in Al Warsan makes it easier for residents without cars to access the emirate’s key parts. Several bus routes connect the community to Deira, Dubai Festival City and Dubai DXB International Airport.
Bus routes 53 and 55 are the most popular here. The first one allows you to get to Gold Souq, and locals use the second one to get to International City. Bus routes 36B to Silicon Oasis, 50 to Business Bay and 310 to the Al Rashidiya Metro are available here as well.
There are plenty of parking spaces for community members and guests who prefer to drive. The industrial zone features a special staff parking, while the residential one has private parking lots. The villas have parking spots as well. As a rule, residents have at least 1 parking space per apartment, and villa owners have 2 or more parking spot.
Hospitals and clinics in Al Warsan
New Medilife Medical Centre is a modern medical centre located in Cluster 3. There is a laboratory, a pharmacy and diverse medical consultations. Phoenix is a veterinary clinic providing services for pets belonging to residents of Cluster 3.
Aster Clinic, Apple Clinic, Right Health Ruby Clinic and Fakeeh University Hospital are located within a 10-15-minute drive from the complex.
Kindergartens and schools in Al Warsan
Kindergartens close to the district are located in International City, including Little Sprouts Early Learning Centre and Kids World, 10 minutes away by car.
There are several excellent schools in the nearby community of Al Warqaa at the same distance from the district:
- Al Khaleej International School;
- Ignite School;
- Newlands School;
- International Academic School.
Universities are also located a 10-minute drive away in the academic town of DIAC.
