Dubai Land Department offers a new real estate guide to help understand the processes involved in the development projects in the Emirate. The guide was prepared in cooperation with 23 state and non-state organizations. It includes a development calculator that will provide a rough estimate cost associated with the completion of the project and the expected time frame for the provision of all related services at the state level.
«The manual describes in detail all the services provided to developers, as well as the terms, cost and organization responsible for providing the service», the DLD says.
The real estate guide has divided the construction process into three stages:
- pre-development
- development
- post-development.
In the first stage, a manual is issued on how to get a real estate license for the construction of real estate projects in Dubai, while in the second stage it is described in detail which agency needs to be contacted to complete the process. Licensing organizations vary depending on the location of the project, as some are located in areas controlled by the Dubai Municipality, while others are located in «free zones» and may require a license from authorities such as the Dubai Development Authority or the Dubai Silicon Oasis Authority (DSOA).
The final stage includes all the processes necessary for the developer to complete the project.
