The supply of residential units in Dubai is unlikely to meet the growing demand in 2022

It is expected that in 2022 in the Dubai residential real estate market, supply volumes will decrease, despite high demand, as rising construction costs and supply chain problems affect the timing of the project and further increase in the sale price.

Apartments and villas are expected to face a shortage of at least 15% of residential units, as developers will be able to rent only 32,500 units compared to about 38,000 planned in 2022. In the third quarter of 2022, about 5,700 residential units were commissioned in Dubai, with a total of 19,000 units in 2022 still a long way off, while another 13,500 units are expected to be commissioned in the fourth quarter of 2022.

The largest number of transactions were recorded in Mohammed Bin Rashid (MBR) City, Dubiland, Business Bay, Downtown Dubai and Jumeirah Village Circle.
