In 2006, the Government of Abu Dhabi initiated the creation of Saadiyat Cultural District in the capital of the United Arab Emirates. The community is sited on a large natural island in the Persian Gulf, 500 meters off the coast of Abu Dhabi. Saadiyat Cultural District is located on the west side of Saadiyat Island and occupies approximately 10% of the island's total territory. The cultural heart is located next to Sheikh Khalifa bin Zayed Street (E12), the emirate's main highway. Nearby are popular interchanges, highways, Al Mina, Al Jubail Island, Al Reem Island and Al Zahia areas. This makes this place very convenient in terms of transportation accessibility. It is a 10-minute drive to Zayed Port, 25 minutes to Yas Marina Raceway, the same time is needed to get to Abu Dhabi International Airport.
There are luxury housing developments in the cultural community place. The most prominent buildings are:

A two-bedroom townhouse costs around AED 6.5 million ($1.7 million). A three-bedroom starts at AED 8.5 million ($2.3 million). You can also buy a luxury penthouse in the cultural district for around AED 17 million ($4.6 million).
Property rental trends here show that a one-bedroom apartment can be rented for AED 70,000–285,000 ($19,050–77,595) per year. Renting a two-bedroom apartment requires a minimum of AED 128,000 ($34,850), while rental prices for a three-bedroom apartment start at AED 202,000 ($54,998). Renting a four-bedroom apartment costs approximately AED 750,000 ($204,198) per year. You can rent a two-bedroom townhouse for AED 250,000–400,000 ($68,067–108,900). A three-bedroom townhouse will cost you at least AED 345,000 ($93,931) for rent. Rental units in the cultural area are very popular. Many properties are located on the seafront, along the picturesque 1.2 km beach, minutes from the world-renowned museums and Abu Dhabi's main shopping mall, Yas Mall.
Abu Dhabi has a great variety of attractions that people from all over the world come to see. One of the most famous is the iconic white Sheikh Zayed Mosque, just a 20-minute drive. Yas Island is also a 20-minute drive from Ferrari World. The largest water park, Yas Waterworld, is just 15 minutes away from the community. In the coming future, this place will have its own shopping mall. Now locals can go to the neighboring shopping malls on foot – it does not take much time to get there. The nearest malls are:

Yas Mall is recognized as one of the best malls in Abu Dhabi. It houses several hundred stores from local and international brands, the Fun Works family entertainment center and 24-screen cinemas. You can also shop at Al Mariah Mall, a 15-minute drive away, which also has shops, food courts and department stores. There is a cinema and playground on the second floor. Cranleigh Abu Dhabi, one of the top English schools in the emirate, is just a 5-minute walk away. Other local schools also have high reputations and good ratings. They are approximately 12–20 minutes away by car.
The closest nurseries are Yellow Submarine Nursery, 8 minutes away, and Redwood Montessori Nursery, 13 minutes away by car.
There are numerous reputable clinics offering a comprehensive range of medical services nearby. Among them are:
- Corniche Hospital – 10 minutes;
- Cleveland Clinic – 13 minutes drive;
- Mediclinic Al Noor Hospital and Aster Clinic – 15 minutes by car.
The Cleveland Multidisciplinary Clinic offers emergency medical services as well as medications at the pharmacy, which is open 24 hours a day, seven days a week. Corniche Hospital and Mediclinic Al Noor Hospital are both around a 15-minute drive away. Al Noor Medical Clinic provides a variety of medical treatments, including cardiothoracic surgery, pediatric care, and intensive care.
The area is a popular tourist destination. At every turn, there are taxis parked. Yandex.Taxi service is another option available here, which is useful for Russian-speaking expats. Buses are used for public transportation. Jacques Chirac St and Saadiyat Beach (Gate B) are the closest stops. On Saadiyat Island, Cranleigh Tower has the bus stop for Jacques Chirac St and Laffan St. The district, like other regions in Abu Dhabi, has car rental options. The average price for a three-day rental is AED 360 ($98).
There are several great hotels in the vicinity, including The St. Regis Saadiyat Island Resort, which is built in a Mediterranean style and has a beautiful ambience of island resort life. This hotel offers elegant accommodations and an extensive range of premium services. Other nearby hotels are Saadiyat Rotana Resort & Villas, which also has an Italian restaurant, and Park Hyatt Abu Dhabi Hotel And Villas, which overlooks the Arabian Gulf and is 5 kilometers away from Saadiyat Beach Golf Club. Tourists also prefer the Jumeirah at Saadiyat Island Resort, the Sheraton Abu Dhabi Hotel & Resort, and the Rixos Premium Saadiyat Island.
There is a large variety of restaurants. The area can be described as a gourmet's paradise. The Louvre Abu Dhabi is home to Fouquet's, a restaurant from the legendary Parisian chain, where you can taste French cuisine: foie gras, seafood, drink delicious coffee and enjoy exclusive wines. The NIRI restaurant serves Japanese cuisine, while the Black Tap serves deli meats, including juicy steaks. The beachfront Raclette Brasserie & Cafe also serves French cuisine, while Wake n' Bake serves fresh pastries. Also worth mentioning is the Italian restaurant LARTE and the Middle Eastern cuisine in Beirut Sur Mer Restaurant. Food lovers can also enjoy Jamaican cuisine at Ting Irie.
Locals have access to Saadiyat Beach, Soul Beach, and Kai Beach Saadiyat, where they may enjoy sailing, rowing, surfing, or simply relax and sunbathe. Saadiyat Island's beaches have consistently awarded the worldwide Blue Flag for cleanliness and great ecology. In Abu Dhabi's cultural center, you can visit the well-known Louvre OEA or, as an example, Guggenheim Museum, which houses works of modern art.
