Discovery Gardens is a new project from one of the largest developers in the UAE. It is in the southern part of Dubai close to the coast and the area stretches for 6 kilometers. The complex is focused on family living and special attention is paid to the quality of residential properties, the internal infrastructure, and the possibility of unity with nature. It can comfortably accommodate up to 60,000 residents. The residents of here have no problems choosing places for recreation or shopping; in the immediate vicinity are the beach sector of Jumeirah as well as the shopping areas of a popular tourist haven, Dubai Marina.
The community embodies the idea of a relaxed and quiet lifestyle. These components are considered critical aspects of health and longevity, so the houses here are decorated with landscaped gardens which occupy about a third of the entire territory. Each apartment has an individual design. Ceramic tiles and marble are used in the decoration along with natural wood elements and original lighting.
The area is home to a full range of amenities for different ages and social audiences. There are 13 swimming pools and almost all of them have a children’s swimming area. There are several public beaches near the community and the most popular is in JBR. You can also use the comfortable beaches of other neighboring sub-communities; Dubai Marina is less than a 15-minute drive away.
The area is divided into 6 sub-communities with different landscaping. They include about 300 buildings and 26,000 housing facilities of various sizes. Among the popular complexes according to the analytical service Bayut are:
- The Mediterranean, a community, dominated by studio and 1-bedroom apartments;
- Zen Cluster, where you can find apartments with 1 or more bedrooms;
- Contemporary, a complex with studio apartments and apartments with 1 or 2 bedrooms;
- Mogul, an Asian-style community;
- Mesoamerican;
- Discovery Gardens Pavillion.
Apartments with 3 bedrooms are the least common in residential complexes; there are no villas and townhouses. Therefore, the development is focused mainly on single people or small families.

The area is popular with visitors due to its wide range of properties and affordable prices. For couples without children or 1 child, a 2-bedroom apartment is suitable. This can be rented for about AED 50,000. A 1-bedroom apartment will cost around 40,000 dirhams; the lowest price for studios is about 20,000 dirhams. It is essential to bear in mind that the Dubai real estate market is experiencing a dramatic rise. Increasing demand contributes to an increase in prices in all sectors; therefore, it is advisable to clarify the current offers immediately before renting or buying.
The Ibn Battuta Mall has more than 200 stores including a popular supermarket, Carrefour. It also houses the largest cinema in the emirate with a 3D hall and IMAX, a Jiant hypermarket, 30 restaurants and cafes, and the First Jim Club. Another subsidiary of the Carrefour chain is also close to the area.
The community has no difficulty in choosing educational institutions for children of any age. A private school in Delhi adheres to the Indian education system and is near the Ibn Batutta shopping center. A UK education can be obtained at Winchester School. There are other educational institutions in neighboring communities within a 15-20 minute drive.
Among the kindergartens within walking distance are Chubby Cheeks Nursery and Jebel Ali Village Nursery.
Higher education is available in the neighboring Knowledge Park sub-community. There are 3 universities and several other institutions that provide professional skills.
Increased attention is paid to healthcare in the UAE. Therefore, there are no problems with medical care in any area in Dubai. Residents can use the services of several clinics:
- A branch of the Aster network;
- Medcare Medical Center.
There are other health facilities in neighboring subcommunities. Pharmacies can be found in shopping centers.
Due to its convenient location near the main highways of the emirate, it is not difficult to get to Dubai Marina and Jumeirah Lake Towers by bus. There are no subway stations in the community yet but they are expected to open soon. Bus routes are present in almost every sub-community of Dubai. However, the most popular are private vehicles. Having a car means you do not have to depend on public transport, especially since there are no difficulties with parking in the region.
