The community is part of the large district of Dubailand. The development is located in its southeast and covers an area of 650,000 sq. m. The community is close to Emirates Road (E611) and Mohammed bin Zayed Road (E311) making it easy to get around the city. The Villa community and Dubai Outlet are within close proximity. From the development, you can reach the city’s business hub, Downtown Dubai, and the large Mall of the Emirates in 30 minutes. DXB and Al Maktoum international airports are 25 minutes away.
Real estate in the community consists of Mediterranean-style villas and townhouses. Investors and their families can choose from two-, three-, four-, and five-bedroom houses. Villanova includes 4 residential clusters of villas and townhouses surrounded by lush greenery, paved paths, and recreational areas: La Quinta, La Rosa, Amaranta, and La Violeta.
The developments differ from each other in style and size of the houses. For example, the La Quinta, La Rosa, and Amaranta clusters have the biggest number of large four-bedroom villas. Three-bedroom townhouses at La Violeta feature a minimalist style. This cluster has a well-developed commercial area. Residents of villas at La Quinta have access to barbecue areas, a cinema, sports facilities, an outdoor jogging track, shops, and restaurants. La Rosa is a series of townhouses surrounded by recreation areas, greenery, and swimming pools. Properties at Amaranta are two-, three-, and four-bedroom townhouses with modern Spanish facades.
The average property price in this development project in Dubai is AED 2.6 million ($702,500). However, when choosing a property in the community, you should take into account the total area, nearby infrastructure, the number of bedrooms, and, of course, real estate sales trends in Villanova: depending on the location and project handover date, some clusters may be more popular than others, which also affects the cost.
Property owners will be able to rent out their villas and townhouses. The rental trends in Villanova are as follows: the minimum rent for a house is AED 100,000 ($27,200). On average, renting a townhouse or villa in the community will cost AED 200,000 ($54,400) per year.
According to the latest Dubai real estate market research, two-bedroom villas top the list of properties with the highest return on investment with a 7% ROI. Three- and four-bedroom villas have a return of 5.3% and 5% respectively. The list is rounded up by five-bedroom houses, which yield 4.2% per year.
The community is located in the southeast of Dubailand. It is in close proximity to a multitude of entertainment venues.
For example, nearby is the IMG Worlds of Adventure amusement park, which is a beloved place for family time because of its five themed zones: Marvel, Lost Valley, Cartoon Network, IMG Boulevard, and Novo Cinemas. A 13-minute drive from the development is the superb Global Village fair, where you can get acquainted with the traditions and ways of life of different peoples of the world.
If you go east, you can visit Magic Planet, the largest indoor entertainment centre located just 11 minutes away by car.
The community is quite far from the beach. If you are itching to enjoy the sun and sand, head north all the way to Dubai’s waterfront. Here you will find many beaches and resorts such as Kite Beach, Umm Suqeim Beach, or the prestigious Cove Beach at Caesars Palace in JBR. Those looking to kitesurf and spend the day on the coast can also head straight to Kite Beach. Getting to Dubai’s beach communities will take 30 to 35 minutes.
There is currently no shopping mall in Villanova, but residents can easily access adjacent neighbourhoods and their stores.
There are three malls near Villanova Dubai. The first one is Cityland Mall, which is a 9-minute drive away. It is still under construction, but there is an operating Carrefour here, where you can buy groceries, household goods, and more. Another shopping destination, Dubai Outlet Mall, is a 15-minute drive from the community. It features a lot of shops with good discounts. Lastly, Arabian Ranches Retail Mall is approximately a 19-minute drive away.
Other stores are within 30 minutes away, including Nakheel and Umm Suqeim malls. Ramla Mall and Ramla Hypermarket in Dubai Investments Park are also good places to shop. Although these shopping centres are small, they have all the necessary goods, food stalls, and ample parking.
Supermarkets in Villanova are not yet operational, but nearby are three excellent locations for everyday shopping. There are two West Zone Fresh supermarkets in South Barsha and Academic City. They are easily accessible in about 13 to 15 minutes. Another option is Al Maya Supermarket, which is a 17-minute drive away in Dubai Sports City.
There is currently no school in Villanova. The closest ones are Aquila offering a British curriculum, GEMS Metropole School in Motor City, and Nord Anglia International School in Al Barsha.
There are also preschools near Villanova: Emirates British Nursery in Dubai Silicon Oasis, Jebel Ali Village Nursery in Motor City, and Blossom Nursery in Mudon.
There are no hospitals or clinics in Villanova yet, but residents can receive medical and dental services in nearby communities. The closest health facilities to Villanova are Burjeel Hospital for Advanced Surgery in Al Quoz and Mediclinic Parkview Hospital in Al Barsha.
Residents of the community with personal vehicles will easily find parking spaces. Each townhouse or villa has its own parking. Guests and visitors can leave their cars in public car parks.
How to get to Villanova by bus? This will not be really a problem, and although residents mostly prefer to travel by private transport, those who use public transport will be able to find a bus stop at Dubai Sky Courts. The nearest metro station is Equiti. In the future, when the project is fully completed, there may be regular public transport in Villanova.
Al Habtoor Polo Resort is the best hotel in Villanova. This complex is located within an equestrian community. This place with a unique atmosphere will appeal to guests who prefer luxury services. Another nearby hotel is Abidos Hotel Apartment, which is also located in Dubailand. This four-star hotel is affordable but at the same offers top-class services.
Are there restaurants in Villanova? There are not many eateries in the area, but you can check out Circle Café or Kana Café. Both establishments are great for a casual conversation, a hearty lunch, or a cup of tea or coffee. Circle Café offers an all-you-can-eat breakfast buffet every weekend.
This neighbourhood is known as a community for a relaxed lifestyle. You can walk around Villanova as there are plenty of green walking and bike paths. The community has a large number of verdant parks and gardens, where you can enjoy alone or family time.
What to do in Villanova if you are an active lifestyle advocate? The development features a tennis court. Those who love to swim can visit public pools at Al Reem 1 and 3. Moreover, there is the Nitro Gym fitness club in Dubai Silicon Oasis. The best thing about the gym is that it is fully fitted with quality equipment and partners with experienced trainers.
Villanova is located near Zabeel Palace, which is the residence and administrative headquarters of the ruling royal family of Dubai. The attraction is popular with tourists.
You can also visit Al Habtoor Polo Resort and Club where you can enjoy various activities such as swimming and polo.
Nearby beauty salons are Stella (in Dubai Silicon Oasis) and The Dollhouse (in Al Barsha). Both salons offer haircuts, manicures, massages, pedicures, and facials.
