Dubai Hills Estate is a micro-city within the larger metropolis of Dubai. The community is appealing due to its convenient location. It’s easily accessible from anywhere in the Emirates because it is located close to the Al Barsha South community and runs along the Al Khail Road (E44) highway. Dubai Hills is being developed by two well-known UAE developers: Emaar Properties and Meraas Holding.
The community's location is one of its most important characteristics. The neighborhood is near Downtown Dubai, Dubai Marina, and Emirates Hills. It’s bordered by Al Barsha to the west and Al Quoz to the east. The community is also conveniently located between Meydan City and Arabian Ranches.
Dubai Hills has several attractive subcommunities for those looking for luxury real estate in Dubai.
For instance, Maple is considered the most popular community in the area. The sub-community offers villas and townhouses with configurations from three to five bedrooms. The Dubai Hills Shopping Mall was opened in 2020. It boasts a large number of restaurants and shopping areas, with over 650 in total. GEMS New Millennium School and International GEMS School, both of which offer the IB curriculum, are also close. All of them are close to Al Hale Road, which is close to Dubai Hills.
In addition, nearby Al Barsha is home to several other schools, including the American School of Creative Sciences, Kings School, and Dubai Heights Academy.
Near Dubai Hills lies the Kings College Hospital. This is a new medical center for residents of this town that opened its doors in 2019. This large 100-bed facility, which includes a surgical department that specializes in pediatric orthopedic cases, provides care in accordance with the British healthcare system.
There are other hospitals in the area, including Mediclinic Park View on Umm Sulaym Street, Al Zahra, and Saudi Arabia Hospital in Al Barsha.
The territory is still under construction. There are parking lots for visitors of the near the mall, as well as in the surrounding residential buildings. In general, covered parking in the area is represented by facilities in apartment complexes, townhouses, and villas are available in the region.
Two underground lines are also being proposed to connect the community. Residents of Dubai Hills must use the entrance to the underground, which is in the neighboring town of Al Barsha, until it is completed.

The Kempinski Hotel Mall of the Emirates is one of the area's most popular hotels, with easy access to the mall. This is a five-star hotel with a variety of room types. It's also recognized for its excellent restaurantsyou can enjoy lunch at Aspen Restaurant Salero Taras & Bodega for Spanish food, and Olea for traditional Arab cuisine.
The Novotel Al Barsha is a four-star hotel with over 450 rooms. Families with children prefer the hotel since it has 100 big family rooms to choose from.
The Citimax is anothera high-quality three-star hotel located near the Mall of the Emirates. Guests will be able to select from 365 rooms that are outfitted with all the modern conveniences. There are several leisure options for those who enjoy entertainment and nightlife, including a cinema, a sports bar, a grill bar, and a music bar.
