Thе Greens Community is a project from one of the largest developers in the UAE - Emaar Properties, PJSC. It includes 40 buildings in 10 residential complexes. The area has developed infrastructure and everything you need for life, from shops and social institutions to a large number of parks and artificial lakes. It is located along Dubai’s largest transport artery, Sheikh Zayed Highway. The district is convenient as you can get to any point in the metropolis from here. It neighbors large communities like Palm Jumeirah, Dubai Marina, Jumeirah Lakes Towers, Knowledge Village, and Dubai Media City.
It is one of the central areas of the emirate. Al Khail Road E44 is in the immediate vicinity and it connects to various residential areas, including part of Dubailand. You can get to Internet City and Media City on the adjacent highways in the north. In the south, the community is bordered by Dubai Production City.

The high-rise buildings are located by the lake and the Views complex among them ranges from 25 to 34 stories high. There are medium-rise residential complexes on the other side of the artificial lake - from 4 to 9 floors. Among the most popular for owners and tenants are:
- Al Ghozlan. The residence includes studio apartments and 2-bedroom apartments. The living quarters have exclusive finishes and designer interiors. You can enjoy a pool view from the room. The rental price is 36,000 AED per year.
- Al Thayyal is a residential complex of 4 buildings. Inside, there are apartments with 1 or 2 bedrooms, and the cost of renting 1-bedroom apartments starts from 49,000 AED.
- Al Arta is a complex with apartments of several bedrooms. 3-room apartments can be rented for 84,000 AED.
The cost of real estate in Dubai directly depends on the area and number of rooms. The average price for housing in the community is as follows:
- Studio - 521,000 AED;
- 1-bedroom apartment - 682,000 AED;
- 2-bedroom - 1,167,000 AED;
- 3-bedroom - 1,760,000 AED;

Rental here is fairer than in the popular coastal communities. Prices are calculated per year. Long-term rental of real estate is quite popular in the emirate so many citizens of Russia and other countries buy apartments in the UAE to rent them out and make a profit. The return on investment in real estate is high and reaches 6.9% per annum for studio apartments and 7.2% for 1-bedroom apartments. Property with 3-4 bedrooms has an equally high return on investment and you can count on 6.7-7.2%.

South of The Greens is the Aswaq shopping center. There are also small supermarkets in the area, for example, the Asian 1004 Gourmet sells traditional goods from South Korea and Japan. Healthy diet fans can visit the Healthy Food & Organic Store next to the Emaar Business Park. There is an organic café next to it where you can grab a bite to eat. There is an open market as well. In addition to retail outlets, several snack bars and restaurants are open here. Japanese food lovers can enjoy their meals at Wagamama Restaurant. A traditional oriental menu is served at the Mashawi Arabic cafe. There are ice cream parlors and fast food outlets in neighboring communities as well as popular Dubai family restaurants in the immediate vicinity. These can be reached in less than 10 minutes from anywhere in the area.
Preschool education for minor residents is offered in several kindergartens:
- International Kindergarten Jumeirah (Jumeirah, JINS);
- A kindergarten in Barsha Heights;
- Jebel Ali Village Nursery.
Secondary education is carried out in several programs. Regent International training is conducted according to the British program from the 1st to 13th grades in the International Private School. At the Dubai National School, the American educational program is taught in English. The school is in the neighboring area of Al Barsha 1, a 15-minute drive away.
Higher education can be obtained at Dubai Knowledge Village. The community is a 5-minute drive away and has several colleges and universities.
Emergency care or medical advice can be obtained at the Rosary Medical Center and Master Hands Physiotherapy. The convenient location allows residents to use the medical facilities of neighboring sub-communities. These include The Prime Medical Center, GMC, Aster Clinic and Hydro Medical Center in Barsha Heights, a 5-minute walk away. Visitors can attend the Dynamic Laser Liposuction Clinic and Enfield Royal Clinic for plastic surgery, just a 5-minute drive away. The Al Zahra clinic in the surrounding area is in Al Barsh. The German Welcare Hospital is in the Knowledge Village area.
The most popular is personal transport for which parking spaces are provided in each residential complex. Underground parking is also provided to each of the community’s car enthusiasts, and street parking is provided for guests. Car rental in The Greens is another popular service provided by many companies.
The community has all the right conditions for walking as municipal spaces are safe and comfortable here; thus, many residents prefer to walk or use public transport. The area can be reached from the nearest metro stations, Nakheel and Dubai Internet City. Also, there are the bus routes of F31 and F35 within the community.
There is no difficulty in getting to the Greens, and Dubai International Airport is a 25-minute drive away. There are several 4-star hotels for visitors:
- Zabeel House by Jumeirah. It is near E11 Sheikh Zayed Street. It offers tourists international class amenities such as comfortable rooms, a sports club, and a hall for events.
- Al Ghaf is a guest house with several rooms, including 1 or 2 bedrooms. Residents can use satellite TV and wireless Internet.
- OYO The Green Man Pub and Hotel is a hotel with a comfortable atmosphere, kitchenette, parking for guests, and a pub.
