Tilal Al Ghaf is being developed in the posh residential areas of DAMAC Hills (Akoya by DAMAC), Dubai Studio City, Dubai Sports City, and Jumeirah Golf Estates. The neighborhood is located on Hessa Street on the D61, near the intersection of Sheikh Zayed Bin Hamdan Al Nahyan and Hessa Street. The nearest bus stops can be found in Dubai Sports City. At the same time, it is adjacent to some of the city's most popular attractions: it takes 13 minutes to go to the Dubai International Stadium, 12 minutes to get to the Motor City area with its outstanding infrastructure, and 30 minutes to travel to the Dubai International Airport.

The emirate's main waterfront, Dubai Marina, and Marina Walk, a promenade with plenty of day and nighttime entertainment, are just a 13-minute drive away. Skiing activities at Ski Dubai in the Mall of the Emirates is also just a 13-minute drive away.
Each housing cluster will have its own shopping mall as the area expands. Locals can now shop in the Village Community Mall, which is only a 10-minute drive away, or in the nearby Wadi Al Safa district, which is home to the 350-store Cityland Mall. A movie theater and over 70 cafés are also available. It takes roughly 15 minutes to get to this complex. City Center Me'aisem (17 minutes) and Dubai Outlet Mall (25 minutes) are two other local malls. The big shopping complexes that have become city landmarks, The Dubai Mall and The Mall of the Emirates, are respectively 30 and 25 minutes distant. Geant Express (12 minutes), Blue Mart Supermarket (17 minutes), and Greens Supermarket (18 minutes) are among the prominent supermarkets around the community.
Because to its largely low-rise buildings, solitude, proximity to the beach, quiet relaxing attitude, and excellent infrastructure, the neighborhood is ideal for family living. The Royal Grammar School (RGS) Guilford Dubai, which will offer a British curriculum, is now under development near Tilal Al Ghaf. GEMS Metropole School, Kings' School Al Barsha, Jumeirah English Speaking School, Arabian Ranches, and Safa Community School are also nearby and can be reached in 10–15 minutes by car.
The nearest nurseries are Jebel Ali Village Nursery, Little Feet Early Learning Center, and Tappy Toes Nursery, which are a 6-, 14-, and 15-minute drive, respectively.
The neighborhood is close to major clinics, including Apex Medical and Dental Clinic (5 minutes), Mediclinic Me'aisem (9 minutes), American Hospital Dubai (20 minutes). Residents of the community can also access the Saudi German Hospital, which is 9 minutes away by car. All medical facilities serve foreign nationals. Anyone can receive qualified assistance, including dental services, consultations and treatment by surgeons, therapists, neurologists, oncologists, orthopedists. In addition, there are numerous pharmacies near the community, where a wide range of medicines is available.
A private car is the best way to get around in and out of the community. If not, you can always use car rentals. For example, the daily cost of renting cars, such as Mitsubishi, Nissan, or Hyundai, is on average $22–25. At the same time, the price of rental for a long-term period, as a rule, is much more profitable – about $340–350 for 10 days. You can take public transport to the main places in the emirate from the stations around Dubai Sports City. You can also take a taxi. The best hotels in the area are Treppan Hotel and Suites by Fakhruddin and Ghaya Grand Hotel, both of which can be reached in four minutes by car; Novotel Jumeirah Village Triangle Park Inn by Radisson and Dubai Motor City in six; The S Hotel Al Barsha Dubai in eight; and Radisson Hotel Dubai Damac Hills in ten minutes. Virtually every part of the city and the United Arab Emirates as a whole provide a vast selection of upscale hotels with a range of first-rate amenities. They provide premium spas, infinity pools, a wide range of cuisines in the greatest restaurants, and first-rate service.
Residents and guests of Tilal Al Ghaf will never have a problem choosing a place for a snack or a pleasant lunch in a restaurant. For Italian cuisine, visit the famous Freedom Pizza in Dubai Studio City, just a 10-minute drive from the area. It takes the same amount of time to drive to one of the best Mexican restaurants in the emirate, Taqado Mexican Kitchen. Other well-known restaurants include Wooden Cellar and Reddy Roasts. Adjacent to the community is The Els Club Golf Course, home to excellent bars, Kickers and The Big Easy. Here you can enjoy European cuisine, original drinks and just have a good time.
You can take a walk along Tilal Al Ghaf and reach the vast, green massif of Hive Park. It consists of numerous parks and picnic spots connected by footpaths. The central part of Hive Park will become a permanent venue for music festivals, open-air movie screenings and fitness activities. This is a great family vacation destination. Here, everyone can lie on the beach, drive to one of the shopping malls, or play golf at The Els Club Golf. A number of boutique hotels, bars and restaurants will soon be added to Tilal Al Ghaf.
