Real estate prices in the most popular areas of Dubai increased by 35% during 2021

According to Arabian Ranches, real estate prices in the most popular areas of Dubai have increased by 35% during 2021. Dubai's real estate sector has recorded a «phenomenal» increase in rental and sale prices in well-known areas of the UAE.

 

In the affordable segment, the most sought-after areas for potential buyers were Damac Hills 2 and Jumeirah Village Circle for villas and apartments. 

 

On the one hand, during 2021, wealthy investors preferred integrated communities such as Dubai Marina and Downtown Dubai for apartments, as well as real estate in Dubai Hills for villas.

 

In the most popular areas of JVC, Al Nahda, Burj Dubai and Dubai Silicon Oasis, the average rent for inexpensive apartments decreased by 1-12% with the exception of small apartments in Al Nahda. On the other hand, the cost of renting luxury apartments in demanded areas has increased up to 26%.

 

On the contrary, budget villas in popular areas of Dubai have risen in price by 21% in 2021, while rental fees for luxury homes in areas with high demand have increased up to 41%.

 

According to the Dubai Land Department, 52,415 investors entered the real estate market in 2021 and contributed to 72,207 new investments in the real estate sector. In addition, 35 real
