The Dubai skyscraper One Za'abeel begins leasing its offices

A lease for 5-6 years will be available for high-end tenants seeking super-premium class offices in the Dubai complex One Za'abeel twin-tower development. This is one of the most prestigious business centers to have opened in Dubai in recent years, joining the likes of ICD Brookfield in DIFC and the Uptown Tower, which is part of the expanded DMCC center.

According to a high-ranking official, the developer of One Za'abeel, the company Ithara (which itself is part of the Dubai Investment Corporation), will also offer office leases for shorter terms – 1-2 years.

"The longer duration leases will be on the shell-and-core basis, while on the shorter leases, we come up with the fit-outs and bespoke requirements of these tenants," said Henry Matthews, Director of Leasing at One Za'abeel.

The developer positions this place as the gateway to Dubai's Central Business District. "We believe business success is accelerated with the right location," said Issam Galadari, Director of One Za'abeel Holdings.

Demand for Class "A" office spaces is constantly growing, whether existing companies are looking for new spaces with the most modern features, or entirely new companies are opening their regional centers or headquarters in Dubai. ICD Brookfield was the first to feel this surge, and recently there has been significant interest from tenants in the Uptown Tower even before the project is completed.

"We are well aware of the office leasing trends in Dubai," emphasized Matthews. "What we have with the offices at One Za'abeel is the one & only experience across 300,000 square feet of GLA (Gross Leasable Area)."

The twin tower also features residential spaces, two hotels, retail shops, as well as restaurants and eateries. The new offices will complement the city's atmosphere – undoubtedly very high-end – within the city limits. The offices covering 300,000 square feet occupy 17 floors, from the 5th to the 21st floor in one of the towers.
