Abu Dhabi imposes fines for overcrowded apartments

The Department of Municipalities and Transport of Abu Dhabi announced fines of 1 million dirhams for overpopulation of apartments and residential premises. Field inspections of residential areas will begin in the first quarter of 2023.

Law No. 8 of 2019, issued for property owners, states that an apartment is considered overpopulated if the number of people living in it is disproportionate to its area and amenities.

Currently, the municipality is conducting an information campaign for residents of the capital, informing them about the current regulations, as well as the need to maintain standards of safety and cleanliness of residential premises.

The department also promised discounts to violators if the imposed fine is paid within 60 days.

In October 2022, the Dubai Land Department updated the rules for registering roommates in apartments and villas. Homeowners and tenants can leave information about cohabitants in the Dubai REST app at any time.

After registration, the data will be automatically updated in the rental agreement. Registration of all people living in an apartment or villa allows each tenant to use the Ejari contract as proof of address.

The Dubai authorities are going to register all residents of the emirate, which will help them respond more quickly to their needs. Today, 3.5 million people live in Dubai, but by 2040 the population will grow to 5.8 million.
